The Freddie Mac Home Possible® mortgage offers more options and credit flexibilities than ever before to help low to moderate income borrowers attain their dream of owning a home. In addition to its down payments requirements of as little as 3%, Home Possible offers competitive pricing and the ease of a conventional mortgage.

Home Ready

The Home Ready program through Hallmark Home Mortgage is designed for creditworthy, low to moderate income borrowers. It provides expanded eligibility and flexibility for financing homes in designated low income, minority and disaster impacted communities while supporting sustainable homeownership. FHFC Loan Products

Florida Housing Homebuyer Programs are low 30-year fixed rate first mortgage loans offered to first time homebuyers through your participating lender, Hallmark Home Mortgage. Florida Housing also offers down payment and closing cost assistance in the form of a second mortgage loan to assist eligible homebuyers with their down payment and closing costs. Open the door to more possibilities in Florida with one of the programs below.

FLORIDA HOMEBUYER

  • FHA, VA, and Conventional financing available
  • First time homebuyer only unless purchasing in a designated targeted area
    Cannot have owned AND occupied your primary residence for the last three years prior to purchase
  • Homebuyer education is required
  • Income and acquisition limits apply
  • Eligible properties include Single Family Homes, Townhomes, 2-4 Unit Homes (you must reside in one unit), Condos (approved projects), and Manufactured Homes
  • Down payment assistance programs available for eligible borrowers
FLORIDA DPA
  • Down payment assistance in the form of a second mortgage is only available when used with Florida Housing’s first mortgage loan. Down payment assistance is NOT available as “stand alone” down payment assistance.
  • Down payment assistance amount limited or percentage of total Loan amount on FHA, VA, and conventional financing
  • Deferred and repayment terms vary Down payment assistance amount will become due and payable in full in the event of a sale, transfer of deed, satisfaction of the first mortgage, refinancing of the first mortgage or until such a time the mortgagor(s) ceases to occupy the property

HOMETOWN HEROES
  • More than 50 occupations are eligible to participate in this program, including licensed or certified full-time frontline workers, first responders, correctional officers, educators, medical personnel and military personnel.

IHCDA Loan Products

Achieve the dream of home ownership with little to no money out of pocket using the Indiana Housing & Community Development Authority (IHCDA) down payment assistance programs. Assistance is based on the loan type and eligible homeowners can receive a forgivable grant of up to 4% of the home’s purchase price that can be applied toward down payment, closing costs or obtaining low interest fixed rate loans. Below is a brief overview of the programs that are offered:

IHCDA FIRST PLACE

  • First-time homebuyer only, unless borrower is in a qualified census tract or a veteran
  • FHA and conventional fixed rate loans only (set by IHCDA)
  • Primary residence only
  • Income and minimum debt-to-income ration limits apply
  • Down Payment Assistance (DPA) with maximum percentage amount may be used for down payment, closing costs and pre-paids

NEXT HOME

  • FHA and conventional and financing available
  • Income limits apply
  • Primary residence only
  • Fixed rate program available
  • DPA is a percentage of purchase price or appraised value, whichever is less.
  • DPA has no interest with no monthly payments and can be used for down payment assistance, closing costs, and pre-paids.
  • Can be combined with IHCDA’s Mortgage Credit Certificate (MCC) program

NEXT HOME COMBO

  • Must be a first-time homebuyer or not had ownership in your primary residence in the past three years, unless purchasing in a targeted area
  • Income and acquisition limits apply
  • Federal Tax benefit
  • MCC provides a tax credit, not to exceed set maximum amount, of your mortgage interest expense each year the property is your primary residence
  • Down payment assistance (DPA) is based upon loan type and is fully forgiven ager 3 years if you remain the primary resident in the home.
  • DPA has no interest with no monthly payments

MHDC Loan Programs

Missouri Housing Development Commission is dedicated to strengthening communities and the lives of Missourians through the financing, development and preservation of affordable housing.

MHDC FIRST PLACE LOAN PROGRAM

  • Must be a first-time homebuyer or qualified veteran
  • Income and purchase limits apply
  • Eligible properties include single family residents, condo/townhome, and manufactured homes on a permanent foundation.
  • Primary residence only
    Homebuyer must occupy the home within 60 days of the loan closing
  • Cash assistance loans are forgivable when the borrowers stays in the home for 10 years

MSHDA Loan Programs

For many potential homebuyers – especially first-time buyers – the down payment can be difficult. The MSHDA Home Loan Program with Michigan Down Payment Assistance is designed to make it a little easier for qualified homebuyers in targeted areas.

MSHDA MICHIGAN HOME LOAN PROGRAM

  • Michigan Down Payment Assistance (DPA) up to $10,000
  • Homebuyer education class is required
  • Available to first-time homebuyers (have not owned a home in the previous three years)
    Statewide and repeat homebuyers are eligible in targeted areas.
  • Household income limits apply and can vary depending on family size and property location.
  • Maximum 2 acres property size
  • Acquisition limits apply

OHFA Loan Products

The Ohio Housing Finance Agency (OHFA) offers several affordable loan options to help you achieve the dream of homeownership. OHFA offers mortgage loans with generous income and purchase price limits that are designed for home buyers with low to moderate-income. OHFA loans can help homeowners with down payment and closing costs.

OHIO HEROES

  • OHFA rewards Ohio residents who serve the public with a discounted mortgage interest rate and all the benefits of a first-time homebuyer
    Eligible participants include Veterans, active duty military members or members of reserve components (including surviving. spouses), Police officers, firefighters, volunteer firefighters, EMTs and paramedics, Physicians, nurse practitioners, nurses (RN and LPN) and STNAs, Teachers (pre-K through grade 12), administrators and counselors
