Spend some time researching different towns or neighborhoods you’re considering moving to. Think about what schools are nearby. Are there any parks around, or how long would your commute be? Are property taxes high where you want to live? All these questions can help narrow down which place suits you best – so get started on your list today!

This is an essential second step. When you’re ready to start home shopping, contact your Hallmark Mortgage Loan Originator and get pre-approved. You’ll know how much you can afford before even looking at the listings! We will provide detailed information about what to expect from our loan terms so there are no surprises down the line.

Get your offer accepted. Once your offer is accepted, Hallmark Home Mortgage is working hard to move you one step closer to closing on your home. Hallmark will order employment verifications, tax transcripts, and the appraisal to verify your home’s value. Hallmark’s underwriting team will verify your income and assets along with your debts. This team will also evaluate the appraisal to ensure your new home’s value aligns with your loan terms. Once your information and information regarding the home are validated, you’ll be ready to receive your closing disclosure.

Arrange for a home inspection.
Taking the time to hire a professional home inspector will save future headaches and heartache. Even though Hallmark has your property appraised, it’s always a good idea to know the condition of your potential new home before committing to purchase. If any major problems are found during inspection you may be able to negotiate repairs or a repair allowance with the home’s seller.

Review Closing Disclosure

Get ready to close on your home’s financing.
Your Mortgage Loan Originator will meet with you and go over your Closing Disclosure. This document clearly states the actual cost of your home’s financing, money owed during the closing and any applicable conditions.

The big day’s here!
Your closing is the last step before you’ll be a homeowner. You’ll sign your loan documents and present funds to cover your down payment and other costs, depending on the state you reside in. The process is now complete, and you can MOVE IN!
